Position Summary

The Land Development Construction Manager plays a central role in delivering BTI Partners’ large‑scale residential and mixed‑use communities across Florida. This position oversees day‑to‑day site development activities—from early earthwork through final completion—ensuring projects are executed safely, efficiently, and in alignment with BTI’s standards for quality, sustainability, and community‑focused design. The role requires strong field leadership, technical expertise, and the ability to coordinate across consultants, contractors, utility providers, and governmental agencies.

Key Responsibilities

Field & Construction Oversight

  • Oversee on‑site and off‑site land development activities, including earthwork, utilities, stormwater systems, potable and reclaimed water, sanitary sewer, dry utilities, roadways, walls, fencing, and hardscape/landscape.
  • Manage and support on‑site superintendents to ensure work is completed according to approved plans, regulatory requirements, and project schedules.
  • Conduct routine site visits to monitor construction quality, safety, progress, and schedule adherence.
  • Lead weekly field meetings with contractors, inspectors, engineers, and utility representatives to maintain alignment and resolve issues quickly.
  • Coordinate closely with Community Development District (CDD) staff to support operations, inspections, and project closeout requirements.

Utility & Agency Coordination

  • Coordinate with utility providers (electric, gas, internet/cable, potable water, reclaimed water, sanitary sewer) to ensure timely installation of infrastructure, including sleeves, conduit, wire pulls, and energization of electrical systems.
  • Participate in onsite meetings with municipalities, inspectors, and regulatory agencies to support compliance, approvals, and inspection readiness.

Project Scheduling & Controls

  • Prepare, update, and maintain detailed project schedules, identifying key milestones and critical path activities using Microsoft Project.
  • Support development and monitoring of project budgets, including cost tracking, variance analysis, and review of invoices, purchase orders, and change orders.
  • Assist in evaluating bids, contracts, and change orders to support procurement and contract administration.

Quality Assurance & Project Closeout

  • Ensure construction activities comply with approved plans, permits, and BTI Partners’ quality standards.
  • Oversee substantial completion, final inspections, punch‑list execution, and warranty walks to ensure timely and accurate project closeout.
  • Support dedication, bond release, and municipal acceptance processes, including preparation of required documentation.

Documentation & Communication

  • Maintain organized project documentation, reports, schedules, and communication logs.
  • Collaborate with internal departments, consultants, and external stakeholders to ensure seamless project execution and alignment with BTI’s development vision.

Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
  • 3–7 years of experience in land development, site construction, or horizontal infrastructure management.
  • Strong understanding of land development processes, permitting, and construction practices.
  • Proficiency with Microsoft Office and scheduling software (Microsoft Project; Primavera a plus).
  • Excellent organizational, analytical, and communication skills.
  • Ability to work effectively in both field and office environments and manage multiple priorities in a fast‑paced setting.
