About the Role:
The Construction and Maintenance Manager (CMM) play's a crucial role in promoting and managing construction and repair projects for existing community management clients. The CMM is responsible for ensuring projects are sold, completed on time, within budget, and to the highest quality standards. The CMM also supports the Community Manager (CM) and contributes to the overall success of the organization by aligning with FCAM's core values.
Responsibilities:
- Promotion and Project Client Approval:
- Promote project management services to interested clients by attending Board meetings and making sales presentations
- Advise on marketing materials for the project management function to effectively communicate the value of FCAM's services
- Helps the community “Get To Yes"
- Secure Financing Method:
- Liase with finding sources if necessary to finance project
- Work with CM to schedule special assessment
- Scope of Work:
- Inspect area where work is needed to confirm scope of work. Engage outside resources such as an engineer if needed.
- Get Board to sign off on Scope of Work
- Write RFP:
- If size of work requires the official writing of an RFP, that document must be drafted
- Plan and schedule multiple, simultaneous construction projects, ensuring efficient coordination of payments and comprehensive project recordkeeping
- Develop detailed project plans, including timelines, budgets, and resource allocation
- Request for Bids Solicitated:
- RFP circulated to approved vendors
- Track returned Bids
- Present Report to Board for Approval
- Project Planning and Scheduling:
- Plan and schedule multiple, simultaneous construction projects, ensuring efficient coordination of payments and comprehensive project recordkeeping
- Develop detailed project plans, including timelines, budgets, and resource allocation
- Project Supervision:
- Supervise construction and repair projects from start to finish, including determining and defining the scope of work and deliverables
- Provide direction over contractors and subcontractors, coordinating their work to ensure compliance with contract terms and quality standards
- Conduct regular site visits to monitor progress and address any issues that arise during the construction phase
- Client and CM Support:
- Use training, knowledge, and experience to keep clients and the CMM informed about project status and developments
- Make recommendations regarding project matters to ensure successful outcomes and client satisfaction
- Project Closure:
- Creation and Management of Final Punch List items
- Sign project out
- Approve Payment:
- Approve completion of work for final payment and any draws
- Maintenance Oversight:
- Oversee the maintenance department, including supervising on-call staff, holiday coverage, and maintenance teams
- Use expertise to help troubleshoot maintenance issues as needed, ensuring timely and effective resolution
- Executive Staff Participation:
- As a member of the executive staff, participate in creating and maintaining a strong culture of excellence that aligns with FCM's core values
- Collaborate with other executive team members to develop and implement strategic initiatives that drive organizational success
Compensation for the CMM Position:
- Base Salary: Competitive salary based on industry standards and experience
- Performance Bonuses: Based on successful project completions, meeting and exceeding budget targets, and growing additional revenue sources
Key Performance Indicators (KPIs) for the CMM Department:
- Revenue Generation: Total revenue generated from project management services
- Project Engagement Rate: Percentage of projects approved by clients
- Client Satisfaction: Feedback and satisfaction ratings from clients
