🏘️ _Senior Property Underwriter – Fast, Accurate Real Estate Valuation (Remote)_

📍 Remote | 🕒 Full-Time | 💰 $1,500–$2,000 Base | 💵 Up to $3,000/month Total

We’re a U.S.-based real estate investment firm buying houses to *flip, wholesale, or hold as rentals. Every deal we do needs to clear _$25K–$40K+ in spread_. Our acquisitions team is closing fast — and they need *_elite underwriting support_ to do it.

You’ll be the _underwriting backbone_ of a 4–5 person sales team. They handle the sellers. _You handle the numbers._

You’ll run:

* 15–20 valuations per day (mix of napkin and deep-dive)
* Fast turnaround on live deal comps during seller calls
* ARV, as-is value, MAO, repair estimates
* Tight profit-target underwriting to ensure 30-day exit potential
* Run fast, accurate comps on U.S. residential real estate (mostly FL, SFR)
* Analyze local markets, DOM, price per sqft, investor appetite
* Provide full underwriting: ARV, rehab, MAO, resale price
* Adjust based on urgency (5–10 min napkin vs 30–40 min deep dive)
* Occasionally call agents to confirm data if the market’s unclear
* Track and improve your own comp accuracy over time

_If you’ve never comped U.S. deals for investors — this is not for you._

* Real experience comping/underwriting U.S. properties (not just reading about it)
* Strong background in real estate underwriting, acquisitions, lending, or appraisals
* Mastery of: Zillow, Redfin, MLS, PropStream, Privy, or similar tools
* Fluent in ARV, MAO, repair estimates, 70% rule, LTV, etc.
* Fast thinker — no slow analysts or spreadsheet perfectionists
* Self-directed — can handle pressure, volume, and urgent calls without handholding
* Must have: strong/stable internet, webcam for team calls, ability to comp live
* _Base_: $1,500–$2,000/month
* _Performance bonuses_:
* Per-deal closing bonuses
* KPI-based bonuses for speed + accuracy
* _Target earnings_: $2,500–$3,000/month

We are _not_ looking for:

* Gig workers
* Freelancers juggling 4 jobs
* “Task takers” or spreadsheet robots

We _are_ looking for:

Do _NOT_ apply if:

* You’ve never underwritten real estate investment deals in the U.S.
* You don’t know MAO, ARV, or how to reverse-engineer an investor’s target spread
* You freeze under pressure or can’t make fast decisions
* You don’t like video calls or can’t comp on the fly
* You’re “looking for gigs” — this is a real job, not a side hustle

You _must_ complete these steps or your application will be ignored:
