Construction Manager (Pools)
Base Salary $80-90k + Company Vehicle
The Construction Manager plays a pivotal role in the successful execution of individual construction projects. While the Director of Construction focuses on the overall strategy and portfolio, the Construction Manager is the boots-on-the-ground leader, responsible for bringing a specific project from concept to completion. The Construction Manager is the conductor of specific construction projects, orchestrating all the various elements to ensure a successful and timely delivery within budget and to the required quality and safety standards. Client satisfaction is a key goal!1. Project Planning and Scheduling:
- Detailed Planning: The CM develops comprehensive project plans, breaking down the entire construction process into manageable phases, tasks, and activities.
- Timeline Creation: Create and standardize detailed schedules, including critical milestones and deadlines, using tools like Gantt charts and BT.
- Resource Allocation: They determine and allocate the necessary resources, including labor, equipment, and materials, for each phase of the project.
2. Cost Management and Budgeting:
- Budget Development: CMs prepare detailed cost estimates and budgets for their projects, accounting for labor, materials, equipment, permits, and contingencies.
- Cost Control: They rigorously monitor project expenses, track actual costs against the budget, and implement strategies to prevent cost overruns.
- Negotiation: Help - Keyword "HELP", negotiate contracts with subcontractors, suppliers, and vendors to secure favorable terms and cost-effective solutions.
- Change Order Management: They manage change orders, assessing their impact on the project scope, budget, and schedule, and negotiating with clients.
3. Quality Control and Assurance:
- Standard Enforcement: CMs ensure that all construction work meets the specified quality standards, blueprints, and technical specifications.
- Inspections: They conduct regular site inspections to monitor work progress, identify any deficiencies, and ensure compliance with quality protocols.
- Material Verification: They verify that all materials used meet the required quality standards.
4. Risk Management:
- Risk Identification: CMs identify potential risks that could impact the project, such as weather delays, material shortages, labor issues, or unforeseen site conditions.
- Mitigation Strategies: They develop and implement mitigation plans to minimize the impact of these risks, often by having backup plans or alternative solutions.
- Problem-Solving: They are the first line of defense in handling emergencies, unexpected issues, and delays, applying their problem-solving skills to keep the project moving forward.
5. Safety and Compliance Oversight:
- Safety Protocols: CMs are responsible for implementing and enforcing strict safety protocols and procedures on the construction site, along with vehicle safety.
- Safety Training: Along with HR they conduct regular safety meetings and training for their teams to ensure awareness of potential hazards and safe work practices.
- Regulatory Compliance: They ensure all construction activities comply with local, state, and federal building codes, safety regulations (like OSHA), and environmental requirements.
- Permit Management: They ensure all necessary permits are obtained and maintained.
6. Communication and Coordination:
- Stakeholder Liaison: CMs serve as the central point of communication, coordinating activities and information flow between clients, subcontractors, suppliers, and regulatory bodies.
- Team Leadership: They lead and motivate their project teams, delegating tasks, setting clear objectives, and fostering a collaborative work environment.
- Reporting: They prepare and submit regular progress reports to the Head of Construction and clients, detailing project status, budget updates, and any challenges or deviations.
- Conflict Resolution: They address disputes and conflicts that arise between different parties involved in the project.
7. Daily Operations (On-Site Presence):
- Site Supervision: A significant portion of a CM's time is spent on the construction site, actively monitoring work progress and ensuring adherence to plans.
- Daily Briefings: They often start the day with team meetings to discuss objectives, safety concerns, and work schedules.
- Troubleshooting: They are constantly troubleshooting issues that arise in the field, making quick decisions to keep the project on schedule.
- Documentation: They maintain meticulous project records, including daily reports, change orders, and inspection results.
Key Skills and Qualifications for a Construction Manager:
- Strong Leadership and Management Skills: Ability to inspire, motivate, and direct diverse teams.
- Excellent Communication Skills: Both verbal and written, for interacting with various stakeholders.
- Problem-Solving and Decision-Making: Ability to quickly assess situations, identify solutions, and make effective decisions under pressure.
- Technical Knowledge: Deep understanding of construction methods, materials, equipment, building codes, and safety standards.
- Organizational and Time Management Skills: Crucial for juggling multiple tasks, deadlines, and resources.
- Financial Acumen: Ability to manage budgets, track costs, and negotiate effectively.
- Risk Management: Ability to identify, assess, and mitigate potential project risks.
- Attention to Detail: Ensuring accuracy in plans, contracts, and quality control.
- Relevant Education: Experience often plays a significant role, with many progressing from entry-level construction roles.
