VP of Land Acquisition
Viera, FL (Relocation Assistance Available)
Compensation: Target midpoint ~$175,000 base + 100% bonus potential (total comp up to ~$350,000) Position Overview
Our client is a well-capitalized, long-standing real estate development and homebuilding organization seeking a Director of Land Acquisition to lead land sourcing and acquisition efforts across Florida and other strategic growth markets. This role is focused outside of a master-planned community environment and will play a critical role in driving future development and homebuilding opportunities.
Reporting directly to executive leadership, this individual will be responsible for identifying, underwriting, negotiating, and closing land and lot acquisitions while partnering closely with land development, accounting, legal, and homebuilding teams to ensure disciplined, strategic growth. Key Responsibilities
- Lead land acquisition strategy and execution in partnership with executive leadership, aligning geographic, product, and pricing goals with long-term strategic plans
- Source and evaluate land opportunities through active market presence and relationship-driven origination
- Analyze markets and submarkets to assess technical feasibility, entitlement risk, and financial viability of prospective acquisitions
- Manage all aspects of the acquisition process including site search, underwriting, due diligence, entitlements, and preparation of materials for executive and board approval
- Prepare and negotiate letters of intent and purchase agreements in coordination with internal legal counsel
- Develop and refine detailed land and development pro formas, including assumptions related to land pricing, development costs, absorption, timelines, and returns
- Maintain strong relationships with brokers, landowners, developers, municipalities, title companies, and other key market participants
- Support land development and homebuilding teams post-closing as needed to ensure smooth transition into development and construction phases
Required
- Bachelor’s degree in Business, Finance, Economics, Construction Science, Real Estate, or related field
- Minimum of 10 years of experience in land acquisition and negotiation within homebuilding, land development, or mixed-use real estate
- Proven ability to underwrite and negotiate complex real estate transactions
- Strong understanding of zoning, entitlements, regulatory approvals, and development processes
- Advanced financial modeling and analytical skills
- Excellent communication, presentation, and relationship-building capabilities
- MBA
- Active real estate broker’s license
- Office-based role in Viera, Florida
- Overnight travel required based on deal activity and market coverage
