Groundskeeper
FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Responsible for the overall cleanliness of building exteriors and the curb appeal of the community by maintaining the highest levels of superb presentation. This includes the amenities, leasing office, model, breezeways and common areas.
DETAILED ROLES & RESPONSIBILITIES
Responsible for always providing excellent curb appeal.
Daily cleaning of building exteriors, breezeways and hallways including light fixtures, mailbox area, fire extinguisher boxes, entry doors, stairs and railings.
Remove all debris throughout the community including amenities, walkways, community entrance, model, show apartments and Leasing Office daily.
Clean amenity restrooms and restock supplies.
Compactors and trash chutes are cleaned in the mornings and maintained throughout the day.
Assist maintenance team with periodic scheduled preventative maintenance programs.
Responsible for helping to keep a neat, orderly, and safe workshop.
Advise Maintenance Supervisor when in need of supplies.
Take action or inform the Maintenance Supervisor of any areas needing special attention or correction (unhealthy plants, sod, trees etc.).
Responsible for maintaining the required property uniform and always ensuring a professional appearance and demeanor.
Responsible for knowledge of management company and community policies and procedures.
Responsible for the care and maintenance of all equipment and supplies owned by the community.
Complete required training courses either online or in person meetings.
Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies. Attend monthly Safety Trainings. Report any hazardous or risk liability situations to the Maintenance Supervisor and Property Manager.
ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)
Honesty, integrity, competence, professionalism and drive.
Works professionally as part of a team as well as completing assignments independently.
Willingness to pitch in and work in areas other than strictly grounds keeping i.e., janitorial, painting etc.
Ability to assist the Maintenance Supervisor, Property Manager in his/her duties as needed.
OTHER REQUIREMENTS
Constant need to be on feet (66% - 100% of the time).
Must be able to lift and carry up to 25 pounds. Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance at all times.
Expectations to be outdoors (66% - 100%) and indoors (1% - 33%) of the time.
Occasional exposure to cleaning chemicals, paint fumes, solvents, adhesives (1% - 33% of the time).
Flexibility to work longer work hours in order to fulfill job duties if necessary.
ESSENTIAL EDUCATION AND WORK EXPERIENCE REQUIREMENTS
High School diploma or general education degree (GED) preferred but not required.
English required (bi-lingual a plus).
