JOB SUMMARY: The Vice President or Sr. Vice President of Land Acquisition is responsible for overseeing the strategic and tactical operations of the Land Acquisition Department and all activities geared toward profitability and efficiency that support the division's business plans. This role develops and ensures implementation of the division's land acquisition vision by setting goals, and creating policies and procedures. Responsible for employee staffing, development, training, and retention. ESSENTIAL DUTIES AND RESPONSIBILITIES: Land Strategy- Establishes Land Acquisition goals that support the business plan
- Creates land policy for the department and designs action plans to achieve desired results
- Continually seeks process improvements to land acquisition processes
- Continually search for current and future land purchase deals using a variety of methods, including digitized software
- Grow land pipeline necessary to meet the division business plan goals
- Establish strong relationships with external sellers (banks, brokers, builders, owners)
- Assist Directors and/or Managers with building strong relationship strategies with external sellers
- Oversee proforma financial analysis, negotiations, and purchase agreements
- Direct the information gathering and data collection for Land Committee Review
- Provide guidance to Directors and/or Managers with closing complex land negations
- Oversees a staff of acquisition professionals
- Holds Directors and/or Managers accountable for achieving acquisition goals and ensures that the business model is consistently followed
- Creates a positive, motivating, and challenging work environment to promote productivity
- Builds strong partnerships with internal departments such as: Sales, Marketing, Construction, Studio, and Finance
- Conducts interviews and makes hiring decisions
- Continually evaluates the team's performance to identify skill gaps and implements training/development solutions
- Recommends and participates in development plans and corrective actions when needed
- Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required
- Masters Degree preferred
- 12-15 years of experience in land acquisition and contract negotiation in construction or related field
- 5+ years of direct Management and/or Supervisory experience
- Demonstrated leadership capabilities, including strategic planning, motivating teams, employee development, and being results oriented
- Understands market and industry trends
- Ability to connect with people, and develop and maintain professional relationships
- Action oriented, with the drive to push land sales to successful closure
- Proven ability of being customer centric by seeking solutions from the customer's perspective
- Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
- Proven ability to lead and execute strong oral presentations
- Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to listen
- Makes quick and accurate decisions based heavily on facts, data and/or metrics
- Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.
