The Role
We are looking for a driven, self-motivated Business Development Manager who thrives on building relationships and closing deals.
This is a true hunter/closer role —you will identify opportunities, open doors, and drive them through to awarded projects.
You won’t be managing inbound leads—you’ll be creating opportunities from the ground up. You will also be provided with a targeted list of active, in-progress developments to pursue, follow up on, and convert into awarded signage packages.
What You’ll Do
- Identify, target, and win new multifamily developer relationships
- Proactively pursue active development projects and secure opportunities to bid
- Build relationships with developers, owners, GC’s, and key decision-makers
- Conduct outreach through calls, email, and in-person meetings
- Travel to developer offices and job sites to position SignJive early in the project lifecycle
- Present SignJive’s capabilities and creative approach
- Drive opportunities from first contact → bid → close
- Maintain and manage a strong pipeline of opportunities
What We’re Looking For
- Proven success in a hunter + closer sales role
- Track record of winning business from key accounts or enterprise-level clients
- Experience in multifamily, real estate development, construction, or related industry strongly preferred
- Ability to navigate and sell to multiple stakeholders
- Highly self-motivated, disciplined, and results-driven
- Strong communication, presentation, and negotiation skills
- Willingness to travel

- Consistently generating and closing new business
- Building long-term relationships with top developers
- Creating a predictable pipeline of awarded projects
- Becoming a go-to signage partner within your network
Compensation (Built for Closers)
- Base Salary: Competitive, based on experience
- Commission:
- % of gross profit on closed projects (not just revenue)
- Uncapped earnings
- Accelerators:
- Higher commission tiers once quarterly/annual targets are exceeded
- Bonuses:
- New account wins (first project with a new developer)
- Milestone bonuses for hitting revenue thresholds
- Earnings Potential:
- On-target earnings designed for top performers to reach $150K–$300K+
This role is built to reward producers—not participation.
Performance KPIs & Targets
This is a metrics-driven role. Top performers will consistently hit or exceed:
Activity Targets (Weekly)
- 20–30 new outbound touches (calls/emails to targeted developers)
- 5–10 meaningful conversations with decision-makers
- 2–4 in-person or virtual meetings
Pipeline Targets
- Maintain $3M–$5M+ in active pipeline
- Add $500K–$1M+ in new opportunities monthly
Conversion Targets
- Secure 5–10 new bid opportunities per month
- Close 20–30% of submitted bids (or higher with strong performance)
Revenue Targets
- Year 1: $1.5M–$3M in awarded projects
- Year 2+: $3M–$6M+ annually
