Leasing Consultant
- Conduct guided tours of apartments for potential residents.
- Complete leasing paperwork and facilitate rental deposits.
- Ensure that showcase apartments are prepared for viewing.
- Possess a comprehensive understanding of lease terms, property specifications, and community regulations.
- Utilize effective sales techniques and closing strategies.
- Stay informed about current market trends.
- Familiarize oneself with the community's pricing and amenities.
- Maintain communication with apartment locator services and local businesses to stay competitive.
- Conduct regular assessments of competitor communities.
- Acquire thorough knowledge of rental application requirements, screening procedures, and rental policies.
- Engage in outreach marketing activities on a weekly basis.
- Develop and implement resident retention initiatives to encourage lease renewals.
- Organize and maintain resident and property records.
- Handle resident inquiries and grievances professionally and promptly.
- Assist in the collection of overdue rent payments.
- Knowledgeable in Landlord-Tenant Laws and Fair Housing Laws
- Minimum of two years of experience in the apartment industry in a comparable capacity.
- Proficiency in RealPage/ Entrata, or equivalent systems is essential.
- While a college degree is beneficial, it is not mandatory.
- Demonstrated expertise in customer service is a prerequisite.
- Valid Driver's License.
- Bilingual is a plus

- Utilizar técnicas efectivas de ventas y estrategias de cierre.
- Mantenerse informado(a) sobre las tendencias actuales del mercado.
- Conocer a fondo los precios y amenidades de la comunidad.
- Mantener comunicación con servicios de localización de apartamentos y negocios locales para mantenerse competitivo(a).
- Realizar evaluaciones periódicas de comunidades competidoras.
- Adquirir un conocimiento detallado de los requisitos de solicitud de renta, procesos de selección y políticas de arrendamiento.
- Participar semanalmente en actividades de mercadeo y alcance comunitario.
- Desarrollar e implementar iniciativas de retención de residentes para fomentar renovaciones de contrato.
- Organizar y mantener los registros de residentes y de la propiedad.
- Atender de manera profesional y oportuna las consultas y quejas de los residentes.
- Apoyar en la cobranza de pagos de renta vencidos.
- Tener conocimiento de las leyes de Arrendador–Inquilino y de Vivienda Justa (Fair Housing).
- Mínimo de dos (2) años de experiencia en la industria de apartamentos en un puesto similar.
- Dominio de sistemas como RealPage/LRO, Entrata o equivalentes (indispensable).
- Título universitario deseable, pero no obligatorio.
- Experiencia comprobada en servicio al cliente.
- Licencia de conducir válida.
- Bilingüe es un plus.
