Operating Engineer

MalaceHR is seeking a skilled Operating Engineer to support the daily operations and maintenance of a commercial facility in Orlando, FL . This role is responsible for operating, maintaining, troubleshooting, and repairing a variety of building systems with a strong focus on HVAC and chiller systems that support a critical laboratory environment.

The ideal candidate will have a strong HVAC background , experience with chillers , and the ability to work independently in a client-facing environment . This position requires a professional individual who can maintain building systems, respond to service requests, and ensure the facility operates safely and efficiently.

Key Responsibilities

Building Systems Operation & Maintenance

• Operate, maintain, troubleshoot, and repair HVAC systems, chillers, and associated mechanical equipment .

• Perform preventative maintenance and repairs on mechanical, plumbing, structural, lighting, and control systems .

• Maintain and support building infrastructure to ensure all systems operate within required performance standards.

• Perform routine inspections, cleaning, calibration, and component replacement on HVAC and facility equipment.

Facility Maintenance

• Respond to and complete work orders and service requests related to facility maintenance.

• Perform general maintenance tasks including lighting, plumbing repairs, and minor building repairs .

• Monitor equipment performance and record operational readings to ensure proper system operation.

• Assist with preventative maintenance scheduling and execution.

Contractor & Vendor Coordination

• Monitor maintenance work performed by outside contractors to ensure quality and compliance with facility standards.

• Assist with purchasing and inventory control for maintenance parts and supplies.

Safety & Compliance

• Follow all safety policies and procedures while maintaining a clean and safe work environment .

• Safely handle and store materials according to facility policies.

• Identify potential hazards and recommend corrective actions.

• Maintain proper housekeeping in mechanical rooms and maintenance areas.

Equipment & Documentation

• Maintain logs, records, and operational data for facility equipment.

• Perform periodic checks of tools and instrumentation inventory .

• Utilize computerized systems to track maintenance activities and documentation.

Qualifications

Education

• High School Diploma or GED required

Experience

• 2–4 years of experience maintaining commercial building systems preferred

• Strong experience with HVAC systems and chiller equipment

• Experience performing preventative maintenance and troubleshooting building systems

Technical Skills

• Ability to analyze and troubleshoot commercial mechanical, electrical, plumbing, and HVAC systems

• Working knowledge of preventative maintenance programs and facility operations

• Basic computer skills including Microsoft Word and Excel

Preferred Qualifications

• Two years of technical or trade school training in HVAC, refrigeration, or electrical systems

• Experience working in critical or laboratory environments
