What We Are Looking For
The Janitorial Area Manager is directly responsible for managing our client book of business and overseeing our Independent Service Provider (ISP) workforce. The Area Manager ensures that vendors meet or exceed contractual obligations by delivering high-quality janitorial services while maintaining strong client relationships. This role serves as a key communication and operational link between janitorial vendors, customers, and internal teams, leveraging digital tools and performance data to drive service excellence and client satisfaction.

Janitorial Area Manager Duties and Responsibilities
- Conduct quality control visits to ensure customer needs and contractual standards are met, documenting findings using digital tools and mobile applications.
- Actas the primary point of contact and a functional bridge between vendors and customers,utilizingCRM systems and communication platforms to track interactions and follow-ups.
- Communicate company initiatives, procedures, and direction to vendorsin a timely mannerthrough digital communication channels.
- Ensure vendors clearly understand customer requirements and expectations, reinforced through dashboards, reports, and performance metrics.
- Ensure work standards align with customer requirements andusedata insights toidentifytrends, risks, and opportunities for improvement.
- Manage chemical and equipment inventory, including tracking usage and needs through proprietary or digital inventory systems.
- Responsible for hiring, training, negotiating, and developing vendor partners, with familiarity using digital onboarding, scheduling, and workforce management tools.
- Prioritize work responsibilities across a geographically dispersed territory, using technology to manage time, routing, and service schedules efficiently.
- Communicate regularly with upper management to ensure operational continuity, sharing performance data, KPI dashboards, and reporting insights.
- Respond quickly to client orvendorcomplaints and issues, documenting cases in proprietary systems and trackingresolutionsto completion.
- Managethescheduling of services based on customer requirements, using scheduling platforms and service management applications.
- Manage special project work as requested, tracking progress, outcomes, and costs using digital tools.
- Other tasks, as assigned.
Janitorial Area Manager Qualifications
- Must have a reliable vehicle with car insurance.
- Mustpossessa clean driving record with a valid U.S. Driver’s License.
- Must be self-motivated with a strong ability to prioritize and manage multiple tasks, projects, and deadlines.
- Ability tomaintainhigh-quality interpersonal relationships.
- Must be able to negotiate and collaborate with vendors at manydifferent levels.
- Some experience withand knowledge of cleaningprocesses and equipment.
- Strong verbal and written communication skills.
- Excellent customer relationship management skills.
- Familiarity with the hiring process.
- Professional demeanor and behavior.
- Must be willing toworkweekends andmaintaina flexible schedule.
- Must be accessible to customers after hours, weekends, holidays, and in emergency situations.
- Dependable, reliable, and punctual.
- Ability to work independently with minimal supervision.
- Strong comfort working in a digital environment, includingreadingand interpreting dashboards, reports, and operational data to make informed business decisions.
- Experience using proprietary applications, mobile tools, or workforce management platforms preferred.
- Intermediateproficiencywith Microsoft Office Suite (Word, Excel, Outlook, etc.).
Janitorial Area Manager Education and Experience
- High School Diploma or equivalent.
- Minimum 3 years of management and supervisory experience in a related field, preferablyaccountor client management.
- Experience managing performance through data, metrics, or digital reporting toolsis stronglypreferred.
Janitorial Area Manager Travel Requirements
- Travel: Approximately 75% by vehicle within assigned geographic area (Maryland)
Janitorial Area Manager Technology & Analytics Expectations
- Workin a fully digital environment, including mobile applications, web-based platforms, and proprietary systems.
- Read, interpret, and act on data from dashboards, reports, and performance metrics to drive operational and client-related decisions.
- Use data insights tomonitorservice quality, vendor performance, compliance, and customer satisfaction.
- Accurately document activities, issues, and resolutions within digital systems to ensure visibility and accountability.
- Adapt quickly tonew technologiesand tools that support workforce management, scheduling, quality control, and client communication.
