Rosewood Residences is a refined collection of estate homes, luxury villas, and serviced apartments, thoughtfully curated to enrich the lives of those who call them home. Each associate plays a critical role in bringing the Residential Services philosophy to life, enhancing daily living, adding value, and delivering a seamless, elevated experience for our residents.
THE TEAM
The global Rosewood Residences team focuses on delivering distinctive, service-led branded residential experiences that enrich everyday living and foster meaningful connections between people and place . The team supports residential developments across pre-opening, stabilization, and ongoing operations, contributing to culture activation, operational excellence, and long-term community success.
This role collaborates closely with the onsite General Manager, Homeowners Association Board, global operations partners, developers, and Talent & Culture colleagues to ensure consistent application of Rosewood's values, service philosophy, and operational standards across standalone residential projects.
YOUR ROLE
As Director of Facilities, you will provide strategic leadership for all aspects of facilities operations, engineering services, building systems, asset preservation, and capital planning within a luxury residential community. You will be responsible for ensuring the highest standards of safety, reliability, efficiency, and resident satisfaction while protecting the long-term value of the property.
The Director of Facilities serves as a key member of the Executive Leadership Team and is accountable for the performance of all mechanical, electrical, plumbing, HVAC, life safety, structural, vertical transportation, and building automation systems. This role leads the Facilities and Engineering team, oversees third-party vendors and contractors, and develops long-range capital improvement strategies that support operational excellence and ownership objectives .
Working closely with Residential Operations, Security, Housekeeping, Finance, and Resident Services, you will cultivate a service culture that blends technical expertise with intuitive hospitality, ensuring residents enjoy an exceptional living experience that reflects Rosewood's standards of luxury and care.
HOW YOU'LL MAKE THE PLACE
Provide strategic leadership and oversight for all facilities, engineering, maintenance, and asset management functions.
Develop and execute long-term capital improvement plans, reserve studies, and asset lifecycle strategies that protect and enhance property value.
Lead all building operations to ensure seamless performance of critical systems and uninterrupted resident comfort.
Build, mentor, and inspire a high-performing facilities team dedicated to excellence, accountability, and luxury service standards.
Partner with the General Manager and HOA Board to support governance objectives , facility planning, and community initiatives.
Direct emergency preparedness, business continuity, and crisis response programs, including hurricane readiness and recovery efforts.
Establish sustainability initiatives and operational efficiencies that support environmental stewardship and responsible resource management.
Oversee facility-related projects, renovations, warranty management, and turnover activities from developer control to homeowner association governance.
Maintain compliance with all regulatory requirements while fostering a culture of safety and risk mitigation.
Key Responsibilities
Strategic Facilities Leadership
Develop and implement comprehensive facilities management strategies aligned with organizational goals and luxury residential standards.
Serve as the senior facilities advisor to the General Manager, ownership representatives, developers, and HOA Board.
Lead asset preservation initiatives and establish long-term facility improvement priorities.
Provide operational leadership during property transitions, turnover processes, and major capital projects.
Facilities Operations & Asset Management
Direct the operation, maintenance, and performance of all building systems, including HVAC, electrical, plumbing, life safety, generators, elevators, pools, building automation systems, and related infrastructure.
Establish and oversee preventative and predictive maintenance programs to maximize equipment performance and lifecycle value.
Monitor facility condition assessments and develop corrective action plans as needed.
Ensure accurate maintenance records, compliance documentation, equipment histories , and operational reporting.
Capital Planning & Project Management
Develop and manage multi-year capital expenditure plans and reserve funding strategies.
Lead planning, budgeting, and execution of capital improvement projects, facility upgrades, and infrastructure modernization initiatives.
Oversee project design reviews, contractor selection , construction management, and project closeout processes.
Collaborate with developers and consultants on warranty claims, punch list completion, and transition activities.
Leadership & Team Development
Lead, coach, and develop the Facilities and Engineering team while fostering a culture of service excellence, accountability, and continuous improvement.
Establish performance standards, succession plans, training programs, and professional development opportunities.
Promote collaboration across departments to ensure a seamless resident experience.
Drive employee engagement initiatives and maintain a positive, inclusive workplace culture.
Financial Management
Prepare and manage departmental operating budgets, capital budgets, forecasts, and reserve planning initiatives.
Monitor expenditures and identify opportunities for operational efficiencies and cost savings without compromising service quality.
Analyze utility consumption, maintenance trends, and vendor performance to improve financial outcomes.
Support annual budgeting and reserve study processes with ownership and HOA leadership.
Vendor & Contract Administration
Establish and manage strategic relationships with contractors, consultants, suppliers, and service providers.
Negotiate contracts, service agreements, and maintenance programs to ensure quality, compliance, and value.
Monitor vendor performance against established service levels and property standards.
Ensure all vendors adhere to safety requirements, insurance obligations, and operational protocols.
Resident Experience
Deliver a highly personalized, discreet, and responsive service experience that reflects luxury hospitality standards.
Build trusted relationships with residents, homeowners, and board members through proactive communication and professional engagement.
Partner with Residential Operations to address resident concerns, special requests, and facility-related initiatives.
Support community events, amenity operations, and resident engagement programs as needed.
Safety, Risk Management & Compliance
Ensure compliance with all federal, state, and local regulations, including Florida building codes, OSHA standards, environmental requirements, and life safety regulations.
Lead emergency preparedness, disaster recovery, and business continuity planning efforts.
Direct facility responses to emergencies, severe weather events, hurricanes, and other critical incidents.
Conduct regular safety audits, inspections, and training programs to mitigate operational risk.
Qualifications
Bachelor's degree in Engineering , Facilities Management, Construction Management, Hospitality Engineering, Business Administration, or related field preferred.
Minimum 8–10 years of progressive facilities, engineering, or property operations leadership experience.
Minimum 5 years in a senior leadership role overseeing luxury residential, condominium, hospitality, resort, mixed-use, or high-rise properties.
Demonstrated experience managing large-scale facilities operations, capital projects, and asset management programs.
Strong knowledge of building systems, preventative maintenance strategies, and facility operations best practices.
Experience working with Homeowners Associations, condominium boards, developers, and ownership groups preferred.
Familiarity with Florida building codes, high-rise operations, reserve planning, and hurricane preparedness protocols.
Proficiency with Building Management Systems (BMS), CMMS platforms, budgeting software, and Microsoft Office Suite.
Exceptional leadership, communication, financial management , and organizational skills.
Ability to work flexible schedules and respond to emergency situations as required .
