We are seeking a highly motivated and experienced Assistant Property Manager to join our team in Panama City, FL. The ideal candidate will have a strong background in delinquency management, collections, and working with HUD properties. This role requires excellent communication skills, strong organizational abilities, and a customer-service mindset to support residents while ensuring property operations run smoothly.
Responsibilities:
Assist the Property Manager in daily operations, including leasing, resident relations, and compliance.
Handle delinquent accounts: issue late notices, coordinate payment plans, and follow up on unpaid balances.
Manage collections efforts while adhering to all fair housing and legal guidelines.
Maintain compliance with HUD regulations and reporting requirements.
Prepare and process necessary documentation for residents, vendors, and property files.
Assist with rent payments, deposits, and reconciliation of financial records.
Support leasing efforts by conducting tours, processing applications, and preparing lease agreements.
Provide exceptional customer service to residents, vendors, and prospective tenants.
Help oversee maintenance requests and coordinate with the maintenance team to ensure timely resolution.
Assist with inspections, audits, and other administrative duties as assigned.
Qualifications:
2+ years of experience in property management, preferably as an Assistant Manager.
Strong knowledge of delinquency processes, payment collections, and eviction procedures.
Experience working with HUD properties and understanding HUD compliance requirements.
Excellent organizational, administrative, and communication skills.
Proficiency in property management software (e.g., Yardi, OneSite, AppFolio) is a plus.
Ability to handle sensitive situations professionally and maintain confidentiality.
High school diploma or equivalent required; some college coursework or related certifications preferred.
Strong attention to detail and problem-solving abilities.
Preferred Skills:
Knowledge of Fair Housing Laws and local/state rental regulations.
