Our client is seeking a dependable, hands-on Property Maintenance & Operations Technician to support the upkeep, repair, and day-to-day operations of multiple commercial properties and ranch facilities throughout the Lake Nona area.
This is a field-based role ideal for someone who enjoys working with their hands, solving problems independently, and taking ownership of property conditions. The position offers a wide variety of daily responsibilities including commercial maintenance, repairs, landscaping, inspections, cleanup, and ranch/property upkeep — all within the local Lake Nona market.
Compensation is $25–$30/hour depending on experience, along with a $500 monthly auto allowance, annual bonuses, and stable year-round work with a growing local property operation.

Key Responsibilities
Property Maintenance & Repairs
- Perform routine maintenance and repair work across approximately 15 commercial properties.
- Complete basic carpentry, drywall, painting, plumbing, lighting, and general repair tasks.
- Troubleshoot and address maintenance issues before they become larger problems.
- Replace light bulbs, fixtures, hardware, ceiling tiles, and other building components.
- Perform touch-up painting, caulking, patching, and minor renovation work.
- Prepare vacant suites and common areas for occupancy.
- Assist with exterior repairs, roofing coordination, and property improvement projects.
- Safely operate ladders, hand tools, power tools, and maintenance equipment.
Property Inspections & Upkeep
- Conduct regular inspections of assigned properties.
- Monitor landscaping, parking lots, signage, dumpster areas, and exterior appearance.
- Identify safety, maintenance, and operational concerns.
- Help ensure properties remain clean, functional, and professionally maintained.
Tenant Turnover & Space Readiness
- Assist with move-in and move-out inspections.
- Install and remove lockboxes and leasing signage.
- Prepare vacant units through repairs, cleaning, painting, and maintenance.
- Coordinate with subcontractors when specialized repairs are required.
Maintenance Coordination
- Assist with troubleshooting HVAC, plumbing, electrical, roofing, and exterior issues.
- Work closely with management to prioritize repairs and maintenance needs.
- Help obtain vendor quotes and oversee repair projects when needed.
Landscaping & Outdoor Work
- Perform landscaping and grounds maintenance including:
- Mulch installation.
- Plant replacement.
- Trimming and cleanup.
- Pressure washing.
- Debris removal.
- Work outdoors regularly in Florida weather conditions.
Ranch & Grounds Maintenance
- Clean and maintain barns, stalls, and ranch facilities.
- Repair fencing and gates.
- Mow and maintain grounds.
- Organize maintenance and workshop areas.
- Perform general labor and repair work as needed.
Qualifications
- Must be local to the Lake Nona/Orlando area.
- Strong hands-on maintenance and repair abilities required.
- Experience with:
- Carpentry.
- Drywall repair.
- Plumbing.
- Electrical.
- HVAC systems.
- Landscaping and grounds maintenance.
- Comfortable using hand tools, power tools, ladders, and maintenance equipment.
- Ability to work independently with minimal supervision.
- Strong work ethic and problem-solving ability.
- Good communication skills in English.
- Valid driver’s license required.
- Must be physically capable of lifting, climbing ladders, bending, and performing outdoor manual labor daily.
Preferred Qualifications
- Experience in commercial property maintenance, facilities maintenance, construction, or skilled trades.
- Pickup truck preferred.
- Experience operating landscaping or light maintenance equipment is a plus.
