Job Summary

We are seeking a versatile and hardworking Groundskeeper & Maintenance Technician to oversee the upkeep, safety, and visual appeal of our property. In this role, you will combine traditional landscaping duties with basic handyman repairs and daily swimming pool maintenance. The ideal candidate is a self-starter with a diverse technical skillset, strong physical stamina, and a commitment to maintaining a pristine environment for our [tenants / guests / residents].

Key Responsibilities

• Grounds & Landscaping

◦ Mow, edge, weed, and aerate lawns using commercial power equipment.

◦ Plant, prune, mulch, and water flowers, shrubs, and trees.

◦ Clear property pathways, walkways, and parking lots of leaves, trash, and seasonal debris.

• Pool Maintenance

◦ Test, monitor, and adjust pool chemical levels (pH, chlorine, alkalinity) daily to ensure safety standards.

◦ Skim surface debris, brush pool walls, and vacuum the pool floor regularly.

◦ Clean and backwash pool filters, clear skimmer baskets, and monitor pump room equipment.

◦ Maintain precise logs of chemical readings, water quality, and maintenance performed.

• Basic Handyman & Repairs

◦ Perform minor plumbing repairs, including fixing leaky faucets, clearing minor drains, or replacing toilet hardware.

◦ Tackle basic electrical tasks, such as replacing lightbulbs, fixtures, or outlet covers.

◦ Complete minor carpentry and drywall repairs, including patching holes, painting, and fixing door locks or hinges.

◦ Troubleshoot and address general property wear-and-tear across common areas.

• Equipment & Safety

◦ Conduct routine maintenance on hand tools, power equipment, and pool machinery.

◦ Inspect the property daily for hazards and immediately address or report safety concerns.

Qualifications & Skills

• Education : High school diploma or equivalent required.

• Experience : Proven experience in property maintenance, landscaping, or a professional handyman role.

• Pool Certification : Certified Pool Operator (CPO) designation is highly preferred (or willingness to obtain within [30 days]).

• Technical Skills : Proficient with hand tools, power tools, voltage testers, and pool water testing kits.

• Physical Stamina : Ability to lift up to [50+ lbs], bend, climb ladders, and work outdoors in varying weather conditions.

• License : A valid driver’s license is required to operate property vehicles or golf carts.
