Commercial Property Manager

Primary Mission: Launch, Lease & Optimize The core objective for this hire is to secure a roster of professional, high-caliber tenants by October 1st and manage the building as a profitable business entity.

Our client is is breaking ground on a premier Class A commercial space and is seeking a Business-Savvy Building Manager to spearhead the transition from construction to a fully leased, high-profit asset. This individual will serve as the "CEO" of the property, responsible for both the pre-opening lease-up strategy and the long-term operational excellence of the building. Ideal Candidate Profile

• Experience: Proven track record in Commercial Property Management, specifically with Class A assets or new building commissions.

Traits: Confident and approachable; someone who possesses the "hustle" required to fill a new building but the polish required to manage elite professional tenants. Compensation & Incentives Our client is looking for a partner in this project’s success and offers a highly competitive and flexible package:

• Competitive Base Salary

Performance-Based Upside: Additional compensation tailored to the individual, which may include a combination of profit sharing, leasing commissions, performance bonuses, and other success-based initiatives.

Responsibilities

1. Business Development & Tenant Sourcing

• Strategic Leasing: Proactively identifies and sources appropriate professional tenants that align with a Class A environment.
• Proposal Creation: Develops professional leasing proposals and financial models to present to leadership for approval.
• Market Positioning: Utilizes modern marketing strategies and digital tools to build the "HaberHill" brand in the Fernandina market before the doors even open.

2. Profit-Focused Management

• Maximizing NOI: Operates with a "sales mindset," focusing on high occupancy rates and cost-effective vendor management to maximize Net Operating Income.
• Business Planning: Creates and executes a comprehensive annual business plan that includes revenue forecasting and asset appreciation strategies.
• Success Initiatives: Actively identifies new revenue streams or amenity-based profit centers within the 14,300 sq. ft. footprint.

3. Class A Operations & Facility Oversight

• Pre-Opening Coordination: Works alongside contractors to ensure building systems (HVAC, MEP, Security) are fully operational for the soft opening.
• White-Glove Service: Establishes the standard for janitorial, maintenance, and tenant relations to ensure a pristine, professional environment.

Compliance: Manages all safety protocols, OSHA standards, and local Fernandina building codes.
