As a Maintenance Technician, you will be a critical part of the community's success, ensuring high-quality living conditions and a welcoming atmosphere for residents. Your primary responsibilities include completing apartment make-readies, performing general maintenance, pool inspections, ground and trash patrol and responding to service requests. A strong focus on quality work and customer service is essential to excel in this role.
Key Responsibilities:

1. Apartment Turnovers & Make-Readies:
   • Prepare apartments for new residents by conducting repairs, painting, and ensuring each unit meets high standards before move-in.
   • Inspect and troubleshoot issues such as HVAC, electrical, plumbing, and appliances, repairing as needed.
2. General Maintenance & Work Orders:
   • Respond promptly to resident requests for maintenance, ensuring issues are resolved efficiently and professionally.
   • Perform routine preventive maintenance tasks to maintain the community's facilities, including grounds, pressure washing, lighting, and other areas.
3. Painting:
   • Paint interior and exterior surfaces of the property as needed, using appropriate techniques to ensure quality and durability.
   • Maintain a clean and organized workspace and paint storage area.
4. Pool Care:
   • Monitor and maintain the pool’s chemical balance, cleanliness, and equipment functionality, following local and state regulations.
   • Ensure pool area safety and cleanliness for residents and guests.
5. Safety & Compliance:
   • Comply with all safety procedures, regulations, and guidelines to maintain a safe work environment.
   • Report any safety hazards or incidents to the supervisor immediately.

• High school diploma or GED equivalent.
• 1+ years of experience in maintenance, specifically within multifamily properties preferred.
• Proficiency in general maintenance, including plumbing, HVAC, electrical, and appliance repair.
• Pool certification (CPO) preferred or willingness to obtain.
• Strong organizational and time-management skills.
• Excellent customer service and communication skills.

• Ability to lift up to 50 lbs and perform physically demanding tasks.
• Comfortable working indoors and outdoors in various weather conditions.
