Senior Director, Real Estate - Latin America & Caribbean
The Senior Director, Real Estate, Latin America & Caribbean (LAC) sets and executes Visa’s corporate real estate strategy across the LAC region, ensuring alignment with global strategy, business priorities, and financial objectives. The role provides executive-level leadership across the regional portfolio, oversees complex real estate transactions and capital programs, and delivers data- driven insights to guide long- term real estate decisions. This leader influences senior stakeholders, manages a regional real estate team, and drives operational excellence in a dynamic, multicultural environment. Fluency in Spanish and English is required.
Key Responsibilities:
Regional Strategy & Portfolio Leadership:
- Establish and execute the long- term real estate strategy for the LAC region, aligned with global frameworks, business needs, enterprise initiatives, workforce planning, and future of work models.
- Lead regional portfolio planning, optimization, and scenario modeling to support growth, cost efficiency, flexibility, and risk mitigation.
- Provide senior-level insights on portfolio performance, market conditions, geopolitical considerations, and regulatory impacts.
- Partner with Global Real Estate leadership to refine enterprise standards, governance, and regional operating models.
Transaction Management & Financial Oversight:
- Oversee all real estate transactions across LAC, providing leadership and oversight for complex negotiations and significant financial commitments.
- Lead the end-to-end lifecycle of office buildouts—including program development, design, construction, and occupancy.
- Direct regional capital planning, financial forecasting, and scenario modeling to ensure portfolio agility.
- Ensure accurate, consistent financial and operational reporting to senior leadership and investment committees.
- Manage operating and capital budgets with strong fiscal stewardship.
Stakeholder & Partner Engagement:
- Build trusted relationships with senior leaders, country managers, landlords, brokers, and external partners.
- Serve as the primary regional contact for escalations, portfolio strategy discussions, and executive updates.
- Provide market- based recommendations and influence decision-making through clear communication and strong business acumen.
Team Leadership:
- Lead, mentor, and develop real estate and facilities teams across the region.
- Foster a culture of collaboration, accountability, innovation, and continuous improvement.
- Support career development, performance management, and succession planning.
Innovation, Technology & Workplace Experience
- Promote digital tools, analytics, and emerging technologies, including AI, to strengthen decision-making, operational efficiency, and portfolio performance.
- Sponsor sustainability, wellness, and workplace experience initiatives throughout the region.
This is a hybrid position. Expectation of days in office will be confirmed by your hiring manager.
QualificationsBasic Qualifications:
- 12 or more years of work experience with a Bachelor’s Degree or at least 10 years of work experience with an Advanced degree (e.g. Masters/MBA /JD/MD), or a minimum of 5 years of work experience with a PhD
Preferred Qualifications:
- 15 or more years of experience with a Bachelor’s Degree or 12 years of experience with an Advanced Degree (e.g. Masters, MBA, JD, or MD), PhD with 9+ years of experience
- 15+ years of progressive corporate real estate experience managing complex portfolios, transactions, and capital programs across LAC.
- Strong financial acumen managing large operating and capital budgets.
- Demonstrated leadership of high-performing teams within matrixed, multicultural organizations.
- Experience with governance, risk management, and compliance across multiple markets.
- Fluency in Spanish and English (written and verbal).
- Degree in Business, Real Estate, Architecture, Engineering, or related field.
- Expertise with advanced analytics and digital real estate platforms.
- Professional certifications (e.g., MCR, CFM, LEED AP, WELL AP).
Work Hours: Varies upon the needs of the department.
Travel Requirements: This position requires travel 5-10% of the time.
Mental/Physical Requirements: This position will be performed in an office setting. The position will require the incumbent to sit and stand at a desk, communicate in person and by telephone, frequently operate standard office equipment, such as telephones and computers.

U.S. APPLICANTS ONLY: The estimated salary range for this position is 179,300.00 to 313,700.00 USD per year, which may include potential sales incentive payments (if applicable). Salary may vary depending on job-related factors which may include knowledge, skills, experience, and location. In addition, this position may be eligible for bonus and equity. Visa has a comprehensive benefits package for which this position may be eligible that includes Medical, Dental, Vision, 401 (k), FSA/HSA, Life Insurance, Paid Time Off, and Wellness Program.
